SRA Ventures secures two industrial estates in multi-million deal
An Edinburgh-based property investment specialist is set to regenerate two substantial industrial estates after concluding missives to purchase both in a multi-million pound deal.
SRA Ventures – founded and owned by Scots entrepreneur Shaf Rasul – has taken control of Bowmains Industrial Estate in Bo’ness and Lochside Court Industrial Estate in Dumfries.
Both estates will now enjoy significant investment with accommodation undergoing a dedicated programme of improvement as SRA, part of the E-Net Group, looks to attract new tenants seeking high quality commercial units - from startups, to established blue chip brands and corporate entities.
Leading Scottish legal firm Gilson Gray LLP was instrumental in progressing the deals, and is now providing key advice to SRA on an additional £10million of transactions, expected to be concluded in the next three months.
Bowmains Industrial Estate, offering 10 units of 875 sq ft up to 7,750 sq feet, lies on the southern edge of Bo’ness, enjoying close proximity to the M9 motorway, and easy access to Edinburgh, Falkirk and Stirling. It comprises two terraces of commercial and warehouse units with a communal central yard.
Lochside Court Industrial Estate meanwhile offers eight units ranging in size from 1,500 sq feet to 8,793 sq feet, and provides an ideal base for companies looking to serve the Dumfries & Galloway business community.
SRA Ventures owns and manages a diverse range of industrial, retail, commercial and mixed use asset properties across Scotland.
It focuses on under-performing commercial assets – and Shaf Rasul believes that both Bowmains and Lochside Court will generate significant on-going value through the leveraging of SRA’s strong network of relationships.
